1. The Joint Venture Option.
This is purely for investment. The client buys the land and the company builds. The client is obligated to sell the villa and the profit is split 50/50.
• The client/investor puts forward 200.000€ for the plot and the architecture project (plus 21% IVA). The reservation is 10.000€ which is to secure the unit selected (this is non refundable) and then on the date of the signing of the plot (roughly 4 weeks after the reservation is paid) 190.000€ is due. The plot is signed into the clients name to give them maximum security.
• Once the plot has been signed for, the company applies for the building license which takes around 3 months to be approved by the town hall in Estepona. At the moment we have 30 licences already approved and more on the way. As I am sure you will have seen we are already building several villas.
• As soon as the license is approved the company begins the build process, the cost of the build is 285.000€ (which is paid for by the company) and will take around 10 months to complete.
2. Cash Buyer option - 485.000€
Should the client wish to buy the villa to keep they can buy at 485.000€ with the stipulated payment plan and they can keep the villa. This price is 40 IVA onto the costs mentioned above.
• 15 for the construction.
3. Final client option- from 735.000€
If the client does not have enough capital to be able to buy the plot, then they would have to go for the final client prices starting from 735.000€ depending on the unit selected. For this option we are also offering up to 100% finance, of course each client will have to send all their documentation to ensure that they are solvent, a similar process that they would do with a bank.

MORTGAGE CONDITIONS:
- Opening fee: 1% // Minimum 3.000 EUROS.
- Interest rate: 6% fix.
- American system interest only with final quota at the end of the mortgage.
